Freeze and thaw attacks a house at its edges first: the slab edge, the brick veneer, the porch, and the walk that meets the foundation. Water sits in the joint between the concrete and the soil, freezes overnight, lifts a fraction of an inch, and drops back when the afternoon sun hits it. Nothing structural has failed yet, but that is the cycle a household should watch, because it repeats forty to sixty times in a Spokane winter. Where does freeze and thaw attack a house first?
The slab edge and the flatwork around it. In the Inland Northwest, the ground freezes to roughly 24 to 36 inches in a normal winter, depending on snow cover and elevation, and the slab edge sits right at that boundary. A house built on a stem wall with a footing below the frost line is protected at the foundation itself. The vulnerable parts are the things touching the ground at grade: the slab edge, the stoop, the walk, the driveway apron, the brick ledge, and the first course of masonry.
Water is the whole mechanism. Snowmelt and roof runoff soak the soil next to the house in February and March. Overnight, the temperature drops into the teens or below, the water in the soil and in the hairline cracks of the concrete expands about nine percent, and the edge moves. By afternoon it thaws and settles, but not quite back to where it started. Over a season, that shows up as a spalled face, a widening control joint, or a step in the walk that catches a boot.
This is also where the small stuff compounds. A downspout that dumps next to the foundation, a gutter that overflows at the corner, a grade that slopes toward the house instead of away: each one feeds the same cycle.
What can a household check at the slab edge and the walk?
Start with a walk-around in late winter, when the ground is still moving. Look at four things.
First, the gap between the slab edge and the soil. If you can slide a finger under the slab at the corner, or see daylight under the brick ledge, water has been working there. A quarter inch of separation is normal movement. An inch or more, or a gap that opens and closes with the weather, is worth writing down with a date and a photo.
Second, the flatwork. A walk that has lifted more than half an inch above the stoop is a trip hazard, and it also tells you the soil under it is heaving. Mark the high spot with chalk in January and check it again in July. If it drops back, it is seasonal. If it stays up, the base under the walk has shifted.
Third, the brick and the first course of siding. Look for stair-step cracks in the mortar, a horizontal crack at the brick ledge, or a white powdery bloom on the face. That bloom is efflorescence, salts pushed out by water moving through the masonry, and it is a signal, not a cosmetic problem. Photograph it dry and wet.
Fourth, drainage. Walk the perimeter after a rain and see where water stands. A downspout that discharges within two feet of the foundation, a swale that has filled with leaves, or a grade that has settled toward the house all feed the freeze-thaw cycle. Extending a downspout, clearing a swale, and adding soil to restore a slope away from the wall are all household-level fixes.
What a household should not do is grind, patch, or seal a structural crack, or dig out a footing to look at it. Those are the jobs that turn a watch item into a repair.
When does a cracked edge belong to a licensed trade?
A crack belongs to a licensed trade when it is wider than a quarter inch, when it runs through the foundation wall rather than the surface, when a door or window above it stops closing square, or when the slab edge has dropped enough that water runs toward the house instead of away. Those are signs the movement is not just seasonal surface cycling.
In Washington, a structural pest inspector or a licensed structural engineer is the right call for a foundation crack that has moved. In Idaho, the same work falls under a licensed contractor or engineer. A masonry contractor handles a brick ledge that has separated from the frame. A concrete contractor handles a walk that has settled more than an inch and needs mudjacking or replacement. None of these are homeowner tasks, and none of them should be diagnosed from a photograph alone.
The reason to call early is cost. A walk that has settled an inch can often be lifted for a few hundred dollars. A foundation wall that has been allowed to move for three winters can run into five figures. The county assessor's parcel record and the permit file will tell you when the house was built and whether the flatwork was ever replaced, which is useful context for whoever comes out to look.
What the county records and the code actually say
Spokane County and most Inland Northwest jurisdictions adopt the International Residential Code with local amendments. The IRC requires footings to bear below the frost line, which in this region is commonly set at 24 to 30 inches, and it requires positive drainage away from the foundation. That is the code's answer to freeze and thaw: keep the water moving away, and put the footing deep enough that the soil under it does not heave.
A house that was built to that standard still moves at the edges. The code protects the structure, not the walk, the stoop, or the brick veneer. Those are maintenance items, and they are the ones a household sees first.
A winter and spring checklist
In January, after a cold snap, walk the perimeter and photograph the slab edge, the brick ledge, and the walk. Note any new gap, spall, or step.
In March, after the first big melt, check the same spots. Look for water standing against the foundation and for efflorescence on the brick.
In July, check again. If the walk has dropped back and the gaps have closed, the movement is seasonal. If the gaps are still there, or wider, it is time to call someone.
Keep the dates and photos. A licensed contractor or engineer will ask when the movement started, and a two-season record answers that question better than a memory.
What this means for a household
Freeze and thaw is not a single event. It is a cycle that runs from November to March, and it works on the edges of a house because that is where water, soil, and concrete meet. The slab edge, the brick, and the walk take it first. A household can watch those three things, keep water away from the foundation, and know the difference between seasonal movement and a crack that needs a licensed trade. That is the whole job at the edge, and it is a job that pays for itself in avoided repairs.
